NEWSLETTER – June 25, 2021
Please vote by returning the two ballots –
Ballot packets were mailed out to you last week and should be in your mailbox any day now. Inside, you will find 2 separate packets with several colored ballots and envelopes. Remember, every unit will receive a ballot packet. Owners with multiple units must submit a vote for each unit! After finalizing your vote, be sure to follow the diagram below for submitting your ballot. Don’t forget to sign both return envelopes!
Because there are different quorum requirements for director voting than governing document voting, they cannot be combined. They must be sent separately…yellow materials mailed in the yellow envelope and green materials in the green envelope. The return envelopes must have your return address and your signature too.
If you need help assembling and mailing your ballot materials, please see the GM.
Don’t forget that the redline additions were added to the building website for easy access. You can follow this link
to reach the “Board” tab then click the attachment just like in the following picture.
Rule Changes – Each Friday, we will be sending out Newsletters featuring one of the rule/CC&R or Bylaw changes to highlight the benefits of each rule and clear up any questions that you might have.
This week we are providing more information concerning Ballot Measure #6. This requires a change to the CC&Rs.
Changes to Owner Responsibilities - Currently the Association’s CC&Rs detail the responsibilities of Owners but contain contradictions and are superseded by Exhibit “A”. This measure would clarify Article III by removing repetitive language and removing the reliance on Article “A.”
Pros – Article 3 will better reflect the Owner and Association’s maintenance responsibilities and allow Exhibit “A” to be used for owners to reference with Article III being the source verbiage. Both sections will be in agreement.
Cons – Some Owners may feel the current “Exhibit A” is easier to understand and is more direct than Article 3.
Exhibit “A” changes are on Ballot Measure #7.
