August Board Meeting Highlights
The Board met on Tuesday, August 17th for their first meeting following the annual meeting of members. The following resolutions were passed:
- Consent items, which included July minutes, financials, committee, and storage cage assignments.
- COVID-19 Emergency rules were approved to require everyone to wear masks in Common Areas, to have no more than four passengers occupy an elevator at one time, and to potentially fine violators $600.
- An Ad Hoc Budget and Finance Committee is to be formed with Treasurer Walt Booker as Chair.
- As to the future and potential replacement of the fire engine, after exploring alternatives, it was decided to only consider replacing a diesel engine with another diesel engine rather than an electric one.
Concerns over increasing infection numbers of both vaccinated and unvaccinated individuals was a major consideration for the new Board. September will see the beginning of the contracting season with 5 concurrent remodels and the eventual repair of elevator #1. Higher occupancy and the loss of an elevator convinced the Board there was a need to implement a new mask policy until further notice. The new Emergency Rules require all individuals to wear masks in common areas beginning Monday; August 23rd.
But masking can only do so much. We urge you to do your part by getting vaccinated. We all want to live without masks, but can’t do so before infection rates are under control. For the time being, social distancing, following the Emergency Rules, and getting vaccinated all decrease risk of exposure.
As I’m sure all residents have noted, Elevator #1 has been making a loud grinding noise. We have found that the elevator’s motors to be failing. After substantial discussions with our elevator service provider, Kone, we now have an agreed to repair plan, but the dates are yet to be determined. We are tentatively planning for mid-September. Once the date is determined we will share with all residents. During that time, the elevator will be off-line.
The lobby water features are fully waterproofed and ready to be filled. The delay is being caused by electrical installation. Material is backordered. Once on site, installation will take a day. In the meantime, we will be updating some of the landscaping within the entrance.
Delayed Ballot Count
Any changes to the CC&Rs and the Bylaws require a vote of 51% of membership, i.e., 76 people. Unfortunately, we did not receive the needed ballots to meet quorum. So, ballot count has been delayed until the October Board meeting. Please continue submitting your ballots if you have not done so. We need every vote possible.
Please make sure you have your fob with you when you travel in and out of the building. Electrical infrastructure for Fob readers in the elevators has been installed. We are waiting for the motor to be repaired before installing the readers in the cabs. In the meantime, your common key is still needed.
