Board Meeting Highlights
 
Since the last newsletter, the Board has met on three occasions. Once was a special meeting on August 9th to hear a presentation from Kirk Miller Insurance, and the others were the regularly scheduled August and September meetings. Notable highlights are:
  • The Board will consider joining the other towers in the blanket property coverage for 2025 as a potential option. Four brokers have been approached to provide coverage proposals.
  • A TV/Internet committee has been formed to review contract proposals for common area TV and internet services. The current contract is set to end in the summer of 2025.
  • A budget committee has been formed to propose a draft budget for 2025. The committee is headed by past treasurer, Walt Booker due to his experience in passing past association budgets. The new treasurer will be working closely with him. 
  • The 2024 to 2026 parking lottery assignments have been made and those owners have been contacted about exchanging spaces on November 1st.
  •  The West Entrance Remodel project has been delayed because a new contractor and designer will be selected. The project is still reserved and expected to start within the next few months.
  • Lastly, the Board considered a proposal to enhance the water conditioning system currently in place. The project was not approved because of limited benefit and high cost. 
 
New Board Member
 
Mark Law was selected to fill the director vacancy left after Katie Beecher’s resignation. He was also selected to take the role of Treasurer and will be working with Walt Booker to become familiar with the role. 
 
Half-Bath Amendment
 
Ballots for the proposed amendment to the CC&Rs to allow the addition of half baths in certain units were counted during the September meeting. The Inspector of Election, Laurie Mychaels, reported receiving a total of 88 ballots with 66 voting in favor, 21 voting against, and 1 submitted blank. The amendment did not pass. 
 
Asphalt Repair Project
 
L&R has approved an asphalt sealing project for the common area parking lot. The campus will be sealed in four phases over 4 days from October 14th to the 17th. We will be meeting with the contractor to discuss logistic details like 2-way traffic and lane painting. Please keep checking your emails for updates about the project and be mindful of all posted signs when parking outside of the building. 
 
Hallway Fire Sprinkler Control Valve Replacement
 
The replacement of all fire sprinkler floor control valves started on Monday the 30th. The project is expected to take 2 weeks. Unfortunately, a mistake was made the second day, and a flow sensor was engaged subsequently setting off fire alarms throughout the tower. We apologize for all fear and concern this caused residents; we have taken steps to keep it from happening again. That being said, should you hear any alarms during business hours for the next two weeks, do not evacuate; it is a false alarm.
 
For those interested, this project aims to replace the original control valves that control the filling of fire sprinklers on each floor. Most have begun failing and led to a lot of leaking. At the same time, Arrow Fire will install a check valve, an updated drain, a pressure gauge, and a new inspector valve to replace the outdated components that failed years ago.
 
Elevator Modernization
 
The elevator project was expected to start in mid-October. Due to delays in state approval and material manufacturing, it now looks like the start date will be pushed back. An exact start date hasn’t been presented yet, but I am reviewing worst case scenarios with OTIS should they need to be considered. 
 
In the meantime, the Board has approved working with Sterling Elevator Interiors and Bungalow 56 to remodel the interior of both cabs. Once available, several options will be made available for residents to view and comment on. The extent of the interior remodel is still undecided, but several options should be presented by the designer.
