NEWSLETTER – December 24, 2019
Monthly Assessments – The monthly assessments are increasing beginning January 1, 2020. Please review how your assessments are being paid and make any necessary adjustments.
Emergency Generator Update – The water pump could not be replaced as it is no longer manufactured or stocked in the US. The contractor which services the generator, Global Power, was able to find OEM rebuild kits and have them sent to their offices. Last Tuesday they removed the water pump at 5:00 A.M. then had it rebuilt and reinstalled around 8:00 P.M. The Emergency Generator is now operational. The replacement radiator has been ordered and is being custom made. The old radiator is hoped to hold-up until it can be replaced.
We had some negative feedback over alarming residents with our original notice. It was thought that the actual situation should be conveyed, without sugar-coating, as not having an operational emergency generator would leave the building without working elevators. With the information provided, residents, could plan for a no electricity contingency. We apologize for anyone being overly concerned.
Homeowners Insurance – Homeowners are required by the CC&Rs to have homeowners’ insurance. The staff is tracking policies and contacting homeowners that have not provided a Certificate of Insurance. Some have insisted they are self-insured and don’t need insurance. They don’t seem to realize their exposure if their unit is damaged by a flood or their unit may flood and damage units below. Please consider how beneficial uninsured motorist or underinsured motorist coverage can be in an auto accident. If ever needed, your insurance agent handles issue the expenses, not you. And it is relatively inexpensive.
Rental and Transfer Fees – As a reminder the $250 Rental Fee is to be collected on rentals taking occupancy after December 31, 2019. Transfer fees of $800 are to be collected on units sold/transferred after December 31, 2019.
MOTUS – The next webinar for MOTUS earthquake coverage will be January 11th for those interested residents. This webinar is open to anyone. A special Webinar only our building will be held on the 14th. You can go to our website, under the Brass Tacks tab to see the link for earthquake insurance for more information.
Staff Holiday Fund – Thank you all for your generous contributions. Staff were presented with their holiday bonuses during the December meeting.
Building Engineer – Tony Dickerson has been hired, and is now working full time, as the association’s engineer. He is on staff, and not contracted through any agency. He will work Monday through Friday from 8:00AM to 4:30PM. Tony brings with him a wealth of experience to take on his new role. Please welcome him to our building.
Front Desk Staff – Sarah McIntosh has been hired to fill in at the front desk from time to time as needed. You may see her in the coming weeks while being trained. Be sure to stop by and welcome her to the team.
