July Board Meeting – Unofficial Highlights
Remodeling – Because of the uncertainties of COVID-19 the Board has decided to not approve remodeling to begin in September. For planning purposes remodeling applications are still being received and will be reviewed and forwarded to the Board for approval with a tentative start date of January 2020.
Emergency Rules – The current COVID-19 emergency rules will remain unchanged.
Smoke from BBQs – There was a discussion about how certain BBQs were smoking out their neighbors regularly. The Board chose to take no action at this time, but to discuss again at the August meeting.
Planter Waterproofing Project – The Board had an initial discussion on waterproofing the building’s planters and exterior below grade walls. A couple of the board members are going to meet with a proposer to better understand the reasons this needs to be done and the scope of work required.
Insurance – Art Hopkins, representing Kirk Miller, provided an educational overview on the L&Rs insurance policies, the MOTUS policies, Workers Compensation, the associations policy and homeowner insurance.
Strategic Plan – Each year, the Board approves a Strategic Plan (business plan) for the next year and future goals. The approval will be on the September agenda.
Expenditure Approvals –
Window Washing Equipment- The Board approved $11,970 to replace 20 roof top parapet wall anchors and 40 wedge bolts needed for the safety of the window washers. Window washing has been postponed until after they have been installed.
Annual Meeting – The 43rd Annual Members Meeting was held this past Saturday. For the first time it was a GoToMeeting. A company called Inspector of Elections collected and counted ballots. The meeting was held here at La Princesa with a few Members attending in person. The inspectors of election were introduced, a quorum was announced. The inspectors drew envelopes to announce the Parking Lottery winners. The current Board was introduced, who were also the five candidates for election. Current President Kevin McAuliffe and Treasurer Walt Booker gave their reports. Members were offered an opportunity to speak. The ballots were counted. The same directors were re-elected. The IRS ruling was adopted to carry forward funds in the operating account. With no further business, the meeting was adjourned.
The Board then met in Open Session to elect officers of the corporation. They are:
President – Kevin McAuliffe; Vice President – Tom Vince; Treasurer – Walt Booker; Secretary – Harvey Friedman; with Rich Falcone as Director.
Also filled were committee member positions for L&R, Enforcement, Insurance, Architectural, and Budget & Finance. Some volunteer solicitation is underway.
