Periodic Updates
Assessments – Assessments are increasing effective January 1st. If your arrangement is to have assessments paid from your bank account, please check to make sure they are the correct amount for 2021. If you are unsure about how your assessments are paid, please call Walters Management to discuss.
Mario – As you all probably know by now Mario, who is employed to work our front desk, had tested positive for COVID-19 and had been hospitalized with pneumonia. He is on doctors’ orders to not report to work until January 4th. He is feeling much better but we, of course, want him to follow his doctor’s orders. He wanted to thank everyone who has sent cards and messages.
Black Out – Well if you were a good sleeper you may have missed the power outage for Coronado Shores and Coronado Cays, just after 2:00 a.m. Sunday. The SDG&E repair crew thought the cause may be something to do with the Hotel Del work. We may never know. The emergency generator came on and provided power to one elevator and various lights and outlets. The telephone system lost power, but Jorge had it back online soon after his arrival. Residents began calling in earnest around 6:00am asking why the power was off? was it just La Princesa? And, of course, when is it going to be back on? With everyone calling the front desk and with Paull patiently and politely answering each question, the concurrent phone calls went unanswered and went to the answering service. As a refresher, the following paragraph is out of our Emergency Preparedness Plan:
Loss of Utilities – The building utilities are electricity, gas and water. Gas is not supplied to individual units, but provides for rooftop water heating. In the event of a gas delivery failure, you will not have heated water or heat for your heat pump. If the electricity fails, common areas will be on emergency power. You will not have electricity in your unit. If water cannot be delivered, under pressure, you will not have drinking water or water to flush your toilet. In an electric failure the staff will open and leave open the garage gates and doorways. If there is a gas leak, the gas can be turned off at the meter…of course 911 should be immediately called. Do not call the front desk. The front desk will be aware of the problem and are likely making outgoing calls. If you call in, they can’t call out. When the electricity is restored, there will be no announcement, since you would be aware at the same time as the staff.
Board Meeting Highlights – Emergency Rule – COVID-19 – The Board reviewed the current rules, the latest dictates and determined no additional rules were necessary. They are permitting a terrace level unit to be remodeled in January providing contractors use the outside stairways to the terrace level and park their vehicles on Silver Strand Boulevard, and to use the new gate to access the property.
The major projects underway were completed earlier in the year. No new projects were approved for December. Some projects will be considered again in January. One being considered is to install equipment to save electricity on some major rooftop equipment.
Holiday Gift Fund – The checks were distributed to the staff and all were very appreciative of your kindness.
