NEWSLETTER – MARCH 24, 2021
COVID-19 – Since our last update, we have had no reports of residents or staff having tested positive. Hopefully this will be over soon, but in the meantime, please take all precautions.
Elevator –The second elevator is having the postponed part replaced this week, leaving us with one operational elevator for a day or two. Please continue our regular COVID-19 measures and courtesies.
Garage Ramp Re-Surfacing – The Board approved the garage ramp surfaces to be replaced. This is just not “painting”, but grinding the old surface down and creating a waterproof coating. This should take the entire week, but longer if we get April Showers. Both exit ramps will be resurfaced first, and at the same time. That means the entry gates and interior vehicle traffic will be two-way for that phase. When the entry ramps are done, the exit ramps will serve both as entry and exit, with two-way traffic. Please be extra careful not only driving, but as pedestrians in the garages that week.
Insurance – If you have not provided a copy of your current year HO-6 policy Certificate of Insurance to the Front Desk, please do, so they can make their report to the Board. In a review with our insurance agent, there will be some additional wording and new recommended coverages as policies are renewed again. Note: there have been some owners here with losses that have been underinsured despite recommendations from brokers.
Electric Vehicles – We have a committee the “Chargers” working on how to bring more power to the building to build out an electrical infrastructure to power EV stations. The Enforcement Committee is meeting April 23 to begin research to bring EV charging stations into campus common areas. At a future meeting the Board will discuss possible short-term solutions for EV charging. Please don’t get an EV just yet.
Annual Inspections – The Board has asked the staff to inspect every unit, and provide a report back to each owner on problems/potential problems with in unit services. Please help us get this done. The staff has already found some problems which have helped owners with potential repairs.
March Board Meeting – The regular monthly meeting was held via video conferencing. The COVID-19 Emergency Rules continue unchanged. For security reasons, the Board asked that the elevators require a unit key to operate after 9:00 p.m. They are also evaluating how the lobby doors can be locked in the evening, yet provide emergency egress.
For the first time in two years the Board has a delinquent unit, that may require their action next month.
The Governing Documents Committee presented their recommendations as changes in principle to some of the Bylaws and CC&Rs. Because these are changes requiring Member approval, they require vote-by-ballot procedure. These important proposed rules are being drafted now, and should present great ideas.
Expenditures – The Board approved an amount to automate controls for the hallway HVAC system and large exhaust fans. This should realize some energy savings. The Board approved Inspector of Elections to handle the board elections and tabulations. Window washing frequency was tabled until April.
