Periodic Updates -
This is an unofficial publication as the Minutes are the official meeting records.
There was a Board meeting Friday, January 18, 2019. Some highlights include:
The purchase of the cooling tower and base was approved, as proposed from the manufacturer’s rep, so it can be directly purchased. It is anticipated it will take about 6 weeks to have it built and shipped to the crane operator’s yard.
The elevator drive replacement cost was ratified.
The Remodeling Rules were reviewed and some rule revisions drafted. A copy of the draft will be mailed to each Owner for a 30-day Comment Period, prior to adoption at the following Board meeting.
No Heat Update – The heat is back on! The new impeller and motor were installed with everything worked well for a few hours, then the system would shut down. The problem was traced back to an old thermostat, which had a faulty spring. It would come on then the water would be heated too hot and turn to steam, which shut the system down. There was a good run on the space heaters we provided. (Can’t wait for the new water heating system to arrive.)
Heat Pump Working? During the no heat problem, some in-unit heat pumps were found to not be working, but not because of the common problem. Please let the Front Desk Staff know if your heat pump still does not work. A survey is also going out to ask that question.
Elevator – The driver (transformer) was to be rebuilt and installed last week. We cannot seem to get a reply from Kone, the elevator service provider for an update. The working elevator became not-working last Thursday for several hours, stranding residents in their homes or in the lobby. Service was restored around 8:00 that evening. The cause could not be determined. After rebooting the computer system three times, the third time restored the system. We anticipate proposals from other providers toward the end of this month.
Electricity – Last week it was determined that the buildings at Coronado Shores, instead of having 220v or 240v of electric power only have 208v provided by SDG&E. If your clothes dryer, or your oven heats slowly or under-performs it is likely the appliance needs 240v but is operating on 208v. This is now being researched. It is important that you have this information now, in case you are thinking of replacing appliances.
Electric Vehicle Charging – Because the building only has 208v, the board has postponed further work on EV charging stations. How they would work in a 208v environment is an obstacle. If you are thinking of buying an EV, you should have this information.
