NEWSLETTER – JANUARY 22, 2021

Periodic Updates

The New Year – Probably no one expected COVID-19, to have continued this long.  Seemingly things seemed to have gotten better, then progressively worse.  None the less, we wish everyone a safe, healthy and prosperous 2021.
We were short staffed at the front desk until Mario was permitted to return to work.  We are happy to have him back!   Then, Jorge, was tested positive which resulted in sending the entire maintenance staff home for the COVID-19 protocol.   They, except for Jorge, were tested Negative, but still had to stay at home.  So, for the past few weeks, we were not just shorthanded but challenged to keep the front desk staffed while also performing maintenance and janitorial work with contracted help.  The staff appreciates everyone’s patience as we were pretty stressed-out.  This coming Monday we will be back to full staffing.
As of this writing, no COVID-19 cases have been reported by residents.  So, everyone is being considerate, keeping their distance, and continuing safe practices.

STAFF CHANGES – Robert, who has been working our front desk for almost 10 years has separated from La Princesa in search of new opportunities.  He was dedicated to his duties, the staff, and our community. We all wish him the very best in his future career.
Mario has assumed the Front Desk Lead position. Mario started at our front desk about 10 years ago.  He had a break when he went to Florida, but returned to work here in 2017.  Please congratulate Mario when you see him.
Marlene, who some of you have already met, was hired to help fill-in at the front desk. She is in training now and will soon be filling in full time. Please say hello to her too!  She joins Mario, Julio, Javier, Sarah, and Paul at the front desk.
We had some interesting issues in December.  The power went out in several area on Coronado December 20th, early in the morning.  Our emergency generator came on and the staff reported to work.  Since most everyone slept through the event, only a few early risers noticed the loss of power.  We also had the water off one morning to replace a leaking high-pressure pipe that feeds water from the city to our booster pumps.
One of the elevators went offline for about 5 minutes, causing some concern.  But our Kone technician was here to make a quick fix.  According to their report, the elevators “ropes” became stretched, tripping a sensor which shut the elevator down. The ropes were adjusted by a special crew, the first week in January.

January Board Meeting – The regular monthly meeting was held via video conferencing.  The COVID-19 Emergency Rules continue unchanged. The Annual Meeting date was set.   Expenditure approvals were postponed until February. Those expenditures to be considered are to automate the hallway HVAC to reduce the need to run at 100% and realize some offsetting energy savings; and add the domestic water booster pumps to our building controls. The second item concerns automating our parking level fans.  The staff replaced them all in 2020 and they were reconnected to our electric circuits. The next phase is to have them turn off automatically if there is fire, and to have them come on when needed otherwise. All these would-be reserve expenses.

Don’t forget to make sure you are set up to pay the proper assessment rate this month.
