Hallway Air Conditioning – The new AAON unit on the roof has been installed and is now operational. There was need for a building wide electrical shut off to connect it to the building’s main power. The emergency generator was running for the extent of the work to power lights and the elevators. In addition, two large fans were replaced which pull air from the hallways.
Hot Water Shut-off – This Thursday, October 10, hot water through the building will be shut off to replace the problematic hot water circulation pump in the boiler room. A second pump will be added for easy change out should the pump eventually fail. Work will begin at 9:00 AM to give residents time to get ready in the morning.
Sewer Line Repairs – Work will soon commence to clear, repair, and line large portions of the Northern sewage line exiting the building through the lobby. The Northern line branches into 2 main sections. The first is a 6-inch line which goes below the lobby floor and enters the lower lobby electrical room before rising up the building. The second is the continuation of the 8-inch main which runs below the lobby and enters storage room 4 then rises into the trash room before branching and rising up the building. The project will take place over several phases. The first phase will begin Monday the 14th in storage room 4. Several cages will have to be emptied and temporality relocated in storage room 3, which will be inaccessible for that week. Storage items will be relocated by AMW. Please look out for an email if you have items in either storage room 3 or 4.
Email Communication Changes – Over the next few months I will be making changes to staff communication. There is concern of being “inundated” with notifications of varying importance. The website I created will act as secondary notification where you will find all news and notices from L&R rather than having them emailed to you. Email will be reserved for only the most important notifications including confidential notices, water shut offs, newsletter etc. My goal is that owners know if any email comes from staff it should not be ignored.
Garage Items – Reminder that summer is over and all beach items should be returned to your storage cages. Only 4 bikes and a folding grocery cart may be kept in your parking spaces.
