October Meeting Highlights –
- Walt Booker was appointed as a Director to fulfill the term of a Director who resigned. He was then elected to be the Treasurer.
- A Party Committee was formed with Kevin McAuliffe as Chair.
- The Board approved the 2020 budget.
- A main sewer line repair was approved, which entails lining the line under the lobby.
- The elevators counterweight roller guides replacement was approved.
- The fire water service backflow device relocation was approved.
- Planter water-proofing repairs to two sample planters was approved.
- The remaining rooftop hot water lines insulation was approved.
- Postponement of reserve funding for the months of October and November was approved.
Hot Water Return Pump – The problematic hot water circulation pump was replumbed and replaced with a custom-made pump, the proper sized pump. Because the pump replacement takes 4 to 8 weeks a second pump was ordered, as a spare. As part of the replumbing work a towel was removed from the old main valve body along with several large pieces of hard materials. Now how did that get in there? How many times did that cause problems in units and with the expense to find out why the hot water was not being properly distributed?
Elevator Repairs – This project was supposed to be completed by the end of October, but the specialized elevator people had interruptions with illness and emergencies. Believe it or not, they are supposed to be back on line Friday. Included in this work was the replacement of the inner mechanicals of each elevator door on each floor; as well as upgrading the telecommunications cabling, and the roller guides (earthquake sensing and rope guides). Because repairs have taken a long time, the last part, the rebuilding of the driver (5 to 10 days without an elevator), may not be done until after the holidays.
Sewer Line Repairs – Today, Thursday, we are asking all residents to not use their clothes washer, dishwasher, shower or flush toilets while the section of main sewer is being lined. This is because the workers will have to work in the environment of whatever goes down the drain. Of course, if you have to flush the toilet or take a quick shower, you can. The blockages (towels, etc. were removed) but today is the culmination of preparation and execution. Please avoid the lower lobby level, if you can.
Garage Items – Reminder that summer is over and all beach items should be returned to your storage cages. Only 4 bikes and a folding grocery cart may be kept in your parking spaces.
Garbage Disposals – Quite often what ever is put down the garbage disposal does not go into the main line, but stops short and leads to a sink back-up. It is better to dispose of those items as trash.
