Board Meeting Highlights
The Board met on December 17th for their regularly scheduled December meeting. Notable highlights are:
- Nathanial Maki, head of L&R Security, was present to discuss the ongoing update of the access control system by Safe & Sound. All readers and tracking software is backward compatible with currently issued IDs. Plans in 2025 will allow multiple methods of entry including cellphone credentials. More information will be provided when available.
- The Board discussed the waterproofing of the foundation and agreed that more bids would be needed before a decision could be made.
- Two amendments were approved for the remodel rules and will be mailed out to owners once final wording is approved. These amendments will create a winter remodeling hiatus for the weeks of Christmas and New Year’s. This will coincide with other towers, and allow the manager to take vacation. The second amendment will require all flooring systems to be approved by an acoustic engineer before installation is allowed.
- Click-2-Bind was selected as the Association’s insurance broker for 2025 and will take over all insurance coverage. Updated COIs and C.C §5300 will be provided to owners when available. The Board also discussed water leak sensors and the potential savings in premium if they are installed.
- The Board discussed if the MOTUS earthquake policy should be renewed because of low enrollment. Those currently enrolled will be contacted to determine if they intend to renew their coverage.
- Lastly, the Board approved an emergency meeting protocol for 2025 in case it’s needed.
Jorge Lutz Retirement
Despite our best efforts, our current Chief Building Engineer, Jorge Angulo Lutz, will be retiring at the end of 2024. Jorge was hired nearly 5 years ago to manage the transition from a contracted maintenance team through Protec to an in-house team like we had in 2017. Jorge came to us with years of high-rise experience and the willingness to take on any challenge. His expertise was pivotal in ensuring that the transition was smooth even when starting from scratch. In his time here, he took over several PM projects to cut annual spending and headed large projects to increase safety, security, and organization while also adding a polish that was never there before. His knowledge will be missed, but we are excited for him and his family as he embarks on his next journey.
In his place, Salvador Garcia Villegas will be taking over the role of Chief Engineer. Please wish him luck as he takes on his new responsibilities.
