January Meeting – Highlights
- Those owners without proof of homeowner’s insurance are now in violation and will be issued notices to meet with the board.
- Two changes were made to the parking lottery: 1) the lottery will be held every 2 years. 2) The rental price will now be $3,000 for that 2-year term.
- A proposal for garage gate service was approved. Notices will go out when work is ready to start, as 2-way traffic will be necessary.
- A proposal was approved for hot water recirculation valve and purge line replacement, as well as installation of air reliefs on the roof.
- A proposal to replace failing fire sprinklers was approved.
Bylaws and CC&Rs – The old bylaws and CC&Rs were revised in 2018, but they were not approved by the Members (insufficient votes). Because of California law changes this year, the revised bylaws and CC&Rs need to be changed accordingly. I will be writing a summary of proposed changes to be added to the website and emailed to all members along with the redline changes to the documents. This will be posted soon to allow everyone enough time to read through and understand all proposed changes.
Homeowner PM Manual – I have been working to create a basic preventative maintenance manual for homeowners to use. It will be included on the website and available to be emailed to all interested homeowners. Currently, the topics are basic, but it can be updated as time goes on to make it as comprehensive as possible.
Hot Water Recirculation Lines – During the last board meeting a proposal was approved for replacing the domestic hot water recirculation shut off valves and hose bibs that allow for a purge of the system. These are used to shut off individual stacks for owners to replace any fixtures or remodel their units. Currently, many of those valves have failed, thereby hindering or delaying your contractors from completing work in your units. We will also be installing check valves to stop any backflow from the recirculation line. This has been occurring in some units as water flows from less resistance in the recirc line rather than from more resistance in the boiler room. At the same time, we will be installing air relief valves on the hot water supply lines on the roof which will release air trapped in the line. This occurs anytime there is work performed on plumbing inside of a unit. Air has a tendency to stop flow and keep hot water from entering your units.
Elections – As required by changes from SB 323, an inspector of elections has been contracted to mail out, receive, and count all ballots. Jeff French’s office has also created a set of election rules. Once approved by the board they will be uploaded to the website for those curious. In addition to the director elections you will also be receiving a ballot asking you to approve the changes to the CC&Rs and Bylaws; give the board the authority to remove all plants in the terrace level planters to waterproof and replace with non landscaped ones; and asking for approval to sell the 13 lottery parking spaces to members at a later date as a means of raising funds.
TV/Internet Provider Survey – A survey was conducted of residents to determine their interest in TV/Internet provider. There were 45 responses submitted with 20 residents voting to remain with CSS, 19 voting to switch to Spectrum and 6 voting to drop TV service and only provide Internet though Webpass. These numbers were provided to the committee to help them in their decision making.
Hallway Air Conditioning – The controls for the hallway AAON unit have been updated to allow for more accurate control of the temperature. The temperature is now being kept at 70 plus or minus 4 degrees Fahrenheit. Please let us know if you feel uncomfortable and want the temperature changed.
Two Managers – I wanted to update everyone and let them know that I have passed my certification to be a Community Manager. I now hold the CMCA credential from CAMICB and will continue to invest in more training and education as I transition to manager following Bill Lawrence’s retirement at the end of this year.
