New Door Staff Member

We have a new member to the La Princesa Staff. Mario Hluz (yes, his name is also Mario) will be starting his training on Wednesday the 2nd. Please stop by and welcome him to the building.

Mario will not only help in covering vacation and illness days for his coworkers, but will also be filling a new shift I’ve created on a trial basis. Starting with Wednesdays and Thursdays, Mario will be working from noon to 8:00 PM where he will be a second pair of hands to help swing shift. He will be available to help with packages, security rounds, investigation, phone calls, and homeowner needs.

New Lobby Doors

Our new lobby doors have been fully installed. The replacements meet current Fire Code and ADA requirements for ingress and egress. If locked, simply push on the inner bar and the door will swing open. We will be replacing the carpeting to remove the old locking lugs and larger hydraulic plates. The locks themselves have not been replaced with the common key while we investigate the possibility of rekeying all entry doors.

Garage-Lobby Entrances

Staff will be painting the doors and walls and resurfacing the floors at each entrance from the garage to the lobby over the next few weeks. Each entry point will be blocked off one at a time while paint and epoxy is drying. Please use other entrances during this process.

Car and Bike Decals

Reminder: New car and bike registration stickers are available at the front desk. Speak to Mario during business hours Monday through Friday to be issued a replacement set. Be sure to have your car’s make, model, and license plate information on hand.

The new bike decals are green. We offer free stickers to every resident that would like to have their bikes stored in parking spaces. We also offer $40 stickers for residents to store their bikes in a bike room.
All decals are good for 2 years.

Mask Mandate

There have been no changes to the COVID-19 mask policy since updated on January 5th. All residents, contracts, guests, and staff are required to wear masks at all times in common areas.

Wristband FOBs

There has been some interest in purchasing waterproof FOB wristbands for those who want to go to the beach or pool. Please let us know if you would be interested in purchasing one. We would sell them for $10. The front desk has both a large and a small one if you’d like to take a look.

Unit Inspections

Beginning at the end of February and continuing into early March, maintenance staff will be conducing unit inspections just like last year. We will create a schedule listing the timeframe when you can expect staff to arrive to your unit. Once complete, all reports are emailed to you for your records.

2022 Future Projects

This year should be a quieter one in terms of reserve expenses. Our plan includes the following larger projects:
  • Exterior tower painting
  • Updated security camera system
  • Continuation of vent project
  • Garage to lobby entrance painting
  • Start of stairwell painting
  • Lobby entrance tile replacement
Garage CO Sensors

All garage CO sensors have been replaced and are fully active. Should CO levels rise above 25ppm, the garage fans will automatically turn on to ventilate the garage.
