Board Meeting Highlights
The Board met several times since the last newsletter. They met on Tuesday, Jan 17th, and Monday, Feb 13th for their regular monthly Board meeting, as well as, on Monday, Jan 30th for a special meeting and on Tuesday, Jan 31st for an emergency executive meeting. Notable highlights are:
- The Board ratified the manager’s decision to approve the installation of a seismic NG isolation valve and the renewal of MOTUS, the earthquake insurance anchor policy.
- The Board approved 2 remodeling rule amendments to be mailed for a comment period. The final wording is being reviewed before mailing. The 1st rule is a rewrite of the mandate to waterproof under all unit flooring that was mailed last year, and the 2nd is a mandate to provide proof of Asbestos Testing.
- The Board reviewed Building Link, a community reporting and communication software along with two of their add-ons; a water leak sensor package and a key tracking package. The Board approved Building Link and will continue to review the additions.
- The Board appointed Amin Guindi of unit 105/106 and Kevin McAuliffe of unit 505 to fill the Board vacancies until the next member meeting in July. Amin Guindi was selected as the corporation’s Vice-president and Walt Booker was selected as Treasurer/Secretary.
- PipeTrades was approved to continue their work on the Vent Project with the replacement of all ’02 stack plumbing.
- The Board reviewed a proposal by SAX Insurance to provide property and liability coverage for La Princesa. They agreed to remain with the Shores Community for another year.
CC&R Amendment Vote Outcome
The election period for the CC&R amendment to allow the addition of half-baths ended on Monday, the 13th. Laurie Mychaels, the Association’s Inspector of Election, was present at 11:00 AM to announce the closing of the polls and to certify the election. A total of 87 ballots were validated with 63 voting “Yes” to amend the CC&Rs and 24 voting “No” not to amend the CC&Rs.
Any amendment to the CC&Rs requires a majority of the total voting power, i.e., 76 in favor. Because there were less than 76 votes in favor, the amendment failed to pass.
Building Link
The Board approved Building Link to help staff. They will now have a dedicated system for all future notifications, package and work order tracking, daily and incident report recording, decal and license issuance, and visitor tracking. For those that missed the presentation on Monday the 13th, the PowerPoint presentation is included with this newsletter. Feel free to also review Building Links website at https://www.buildinglink.io/
Over the next few weeks, management will be working to set up the system and train staff on its use. From there, the system will be rolled out for owners to use through their cell phones or computers.
Beach Club Corkage Fee Ended
The Beach Club will NO longer be allowing owners and guest to bring their own alcohol into the Beach Club or the pool area by the Beach Club. This decision was made because of liability concerns from our insurance provider.
Major Project Updates
Painting: MC Painting has now finished painting the majority of the building and is concentrating on spall repair, as well as, metal handrails and doors. This is an example of some of the spall damage that we look out for:
Separably, for those who have wondered by the ponds remain empty, MC will also be resurfacing the ponds because of some paint splatter. We are just waiting for material delivery.
Vent Project: The vent project has moved on to the next portion, the ’02 stack. Once completed, this will mean that 25 of the 57 drain pipes will be finished.
As you know, the vent projects started for 2 reasons. (1) to re-engineer the existing plumbing to install relief vents and isolate the terrace level for suds relief, and (2) to clear all vents of obstruction. Here is an example of what we encounter when replacing vent lines. These pictures shows the toilet vent connection completely obstructed from years of rust accumulating at the bottom of the building.
Units Under Remodel
Units currently being remodeled: 102, 205, 206, 1105, 1402, 1401*, 1501*

Proposed Bike and Surfboard Storage
The Board and management are currently reviewing the potential to create additional bike and surfboard storage by enclosing parking spaces 84 and 85 by the upper garage entrance. Once complete, this is likely to add an additional 30 to 40 bike storage spaces protected behind a locked door.
