NEWSLETTER – April 1, 2020
Coronavirus Impact Update – To date there are no known cases of Coronavirus to report here from either residents or the staff. There was a case in another building rumored, but was found to be incorrect.
L&R has deemed it prudent to close the Beach Club, Roeder Pavilion, the Fitness Center and all the pools and spas.
The Beach – The City is closing the beach on weekends effective this weekend until further notice. This is probably due to so many people coming from San Diego, where the beaches have been closed. Dog Beach is also closed.
We are following governmental directives and orders as to whom essential workers are. The staff here is listed as essential workers as well as building operations as essential services. Residents are reminded that they should stay home.
What seems to be most important now is “Social Distancing”. This may be a problem in a crowded elevator, so please make a decision to enter the elevator or wait for another.
Definitely “Self-Quarantine” in your unit if you don’t feel well.

March Board Meeting – Due to coronavirus precautions, the Board meeting was a “Go To Meeting” which enabled Members to listen in and view the meeting. Unfortunately, the meeting last about 7 hours so those that joined left the meeting before it concluded.
Here are a few highlights:
- Mr. Rich Falcone was appointed to fill the open director position.
- There were no delinquent assessments.
- Upon further testing the $150,000 to replace of one of the fire engines could be postponed until 2025.
- The required Election Rules were approved to be sent to Members for the Comment Period.
- Homeowners insurance reported that there were about 6 Owners without insurance. As of this writing, only one remained outstanding.
- The Reserve Analyst was approved to do a new Reserve Study.
- As a result of the camera work done in February, which found many of the vents in units and behind walls in first-floor units were plugged with rust. The Board approved Pipe Trades to repair and replace one vent in one unit to determine the scope and cost of repairing the others.
- The cast iron drain lines in parking spaces 48 and 81 was approved for replacement.
- Trash chute cleaning was approved.
- The Board was informed of the employee SEP contribution amounts.
- Non-Agenda Emergency item regarding building access resulted in the following directives:
o No remodeling & no non-essential contractors
o Access decisions up to GM to interpret governmental restrictions and directives.
