NEWSLETTER – April 30, 2020
Coronavirus Impact Update – To date there has been one confirmed case of COVID-19 in Cabrillo Tower. That individual has since recovered and will be self-isolating for another week. The Governor will be ordering all beaches to close again due to lack of social distancing in many locations. An Emergency Board meeting will be held tomorrow to determine if any changes should be made to our current quarantine rules. An update will be sent out tomorrow afternoon.
 
Face Masks Mandatory – Beginning May 1st face masks will be mandatory for all individuals going out in public. Face masks do not need to be of medical quality. All individuals are required to wear masks when in common areas and elevators within our building.
 
April Board Meeting Highlights – Draft minutes have been posted to our website.
  • Election rules were approved following the comment period. They will be the basis for this year’s director election. As a reminder, these rules cannot supersede the Bylaws. Any differences are void until the new Bylaws are approved.
  • The 2020 ballot was approved with the removal of one item. It will be finalized and submitted to the Inspector of Elections.
  • A clarification was added to section 27 of the Rules and Regs. It will go out to members.
  • No changes made to collection policy.
  • There was discussion over charges made to L&Rs Articles of Operation. The exact changes are in our and the L&R minutes.
 
New Meeting Dates – La Princesa Board meetings have been changed going forward to precede any monthly L&R meeting. Meetings will now be held on the Tuesday or Wednesday preceding the third Thursday of every month.
 
Hot Water Recirculation – Last week we performed work on the hot water return lines. We added air relief vents on all water stacks on the roof to automatically relieve trapped air. We also replaced the worn shut off valves and hose bib connections in the garage for draining the system. One specific change from the original configuration is to add check valves to only allow water to flow in one direction, but it has had an adverse effect in many corner units. This work was done to ensure that cooler water from the garage would not move against the recirculation flow and back up the building. In doing so, some recirculation loops started moving very slowly as the water began flowing through stacks with less resistance rather than from everywhere equally. We received several complaints of little to no hot water in various units’ fixtures. We are working to solve this by potentially adding circuit setters in the system to provide a balanced movement of water across the entire garage.  Another difficulty encountered was “cross—connections” from work done improperly in units or their failing fixture components. 
Rest assured that this will be solved, and we will have normal water temps soon. I am working with an engineering firm to create a plan for solving this issue. In the meantime, please know that there is plenty of hot water in the system, it just isn’t moving. So, if you let the water run for a few minutes it will get hot. It won’t be instant, but it will get hot.
 
L&R Campus Rules Update – L&Rs common area rules have been updated by the building managers and staff. Those were approved at the last L&R meeting and have gone out to all Shores membership for a comment period. Please send your comments to us to provide to our committee representative. Copies were emailed out to everyone. Hard copies were also placed in the mailroom.
