Board Meeting Highlights
 
The Board met for their March meeting on March 14th, and for their April meeting on April 18th Notable highlights are:
  • The Board approved the renewal of the KeyTrak contract – the equipment that secures unit keys at the front desk.
  • The Board approved hiring HKA Elevator Consultants to begin the process of modernizing the elevators.
  • San Diego Door Controls was approved to replace all automated door sensors with touchless plates.
  • The manager was approved to purchase 6 new luggage carts.
  • The Board discussed hiring an insurance consultant to review the current policy and attain bids for the 2024 insurance year.
  • Approved remodeling rule changes which were mailed out February 3rd.
  • The Board approved funding the employee SEP IRA account.  
Remodeling Rule Amendments
 
During the April meeting, the Board approved the Slab Floor Waterproofing and Asbestos Containing Material Survey amendments to the remodeling rules sent our for comment in early February. Both rules are now being enforced.
At the same time, the Board discussed another potential change to allow owners more options when replacing their windows. Current rules require that new windows match existing window patterns in the stack to maintain continuity. The amendments mailed out last week will allow owners to install any window pattern that passes fenestration standards. There is also an amendment in the same mailing that creates a standardized policy for balcony handrails. The current ATR rails will be phased out in favor or shoe and cap rails. 
 
Please be sure to send any comments in the manager before the June Board Meeting.
 
Building Link
 
Management has been working the last few weeks to prepare Building Link to take over all communication and reporting for the front desk. This week, the remainder of the staff will switch from their current programming and move completely to using building link. In the coming days, you will be receiving communication and package notifications from a building link email. Feel free to respond to any messages as normal and also let us know if you’d like to change your preferred notification format. 
 
When ready for rollout, residents will be able to log in at http://laprincesatower.com/ not to be confused with the Association website https://www.princesatower.com/ ….We’re very creative with names, as you can see.
 
Concrete Spall Repair
 
Any of you who are residents of, or have stayed at other Shores towers are most likely intimately aware of what spalling is and the amount of noise caused during their repairs. The first 3 towers built are especially prone to spall damage and undergo annual repairs to maintain the integrity of the structure. Although building techniques changed drastically during the building of El Mirador and La Princesa, spall damage can still occur from improperly maintained waterproofing. This is the biggest reason we are now mandating a waterproofing membrane below all balcony tiles. 
 
Shores ID Cards
 
As of May 1st, Coronado Shores ID cards will now cost $100 and will be valid for 3 years rather than 5. The same price will be charged to both owners and renters.
