This Month’s Board Meeting – From this month’s Board Meeting there were some actions which you may be interested in. Bill, the GM’s employment agreement was extended. As part of that, Bill will be working 4 days per week, with Mondays as an off day. He is also reducing his salary by 20%. Richard Millican, the Assistant to the GM will be working in Bill’s stead on Mondays. Toney the building engineer is contracted through ProTec. An agreement was signed with ProTec to retain Toney and address his compensation.
One owner asked about the hot water problem this week and if it would ever occur again. The new set of boilers required new connections to the main gas line, using welding torches. The gas was shut off, natural gas released, then the top of the line was filled with nitrogen. Although the new lines were installed, the new tankless boilers would not fire up. The latent Nitrogen, that made its way to the boilers, had to be bled out before the natural gas could be ignited. This was unexpected, and took some telephone calls and a number of attempts to eliminate the Nitrogen so the Natural Gas could be ignited. The main gas line welding is a one-time occurrence and will not recur. The staff apologizes for not fully understanding and communicating the scope of the work and the inability to deliver hot water earlier in the afternoon as anticipated.
Repairing or replacing the front door operators and other doors was discussed. Proposals will be reviewed so a decision can be made.
The Parking Lottery Policy and Procedure was discussed and approved for needed guidelines.
A Chemical Treatment weatherproof electronics enclosure and its installation for the Cooling Tower and condenser water was approved.
Please Vote – Board of Directors – The Association’s Bylaws require a new board of directors to be elected by the Members (Owners) every year. The candidates for this year’s election are: Jan Zobrist, Tom Vince, Kevin McAuliffe, Ron Leeds, Harvey Friedman, Bob Grosnoff, Walt Booker and Moises Abadi. The election ballot with voting instructions has been mailed to each Member.
Air Conditioning – Because the cooling tower and every unit’s heat pump(s) have been replaced, it is suggested that you try your heat pump air conditioning for a few minutes to make sure it will work when needed and not wait until there is a hot spell. If your heat pump needs to be replaced, ordering a replacement could take weeks. So, assessing it now would be proactive.
Parking Spaces – Please make certain your vehicles are parked within the perimeter lines of
your parking space and not on or over the lines. The lines, and spaces between the lines are Common Area, and not to be intruded into. Generally, this gives neighboring vehicle passengers better ability to open vehicle doors; and allows maintenance personnel a clear path between vehicles.
Also, some parking spaces have car covers, bikes, and other objects which are not allowed or strewn about. Please don’t leave unauthorized items in your storage space, and make sure the authorized items are “organized”.
Remodeling? – Please submit your remodeling requests for September soon.
