Remodel Season
The remodel season has started up again from September 5th through June 14th of 2024. This season, the units undergoing full remodels are 102, 305, 308, and 1007. Besides unit 102, they will first undergo a demolition period between one and two weeks from their start date. Unit 308 specifically, requires their balcony tile to be completely removed which will require the use of an electric jackhammer to expedite the work. Starting tomorrow, Sep. 7th, at 10 AM, and continuing for a couple of days, there will be intermittent loud noise while the work is completed. The units undergoing partial remodels are 1401 and 1602.
Electronic and Hazardous Waste
I wanted to remind everyone that as residents of Coronado, you are provided with free hazardous waste recycling which includes electronics, paints, and pesticides. The Public Services Facility, located at 101 B Ave (across from Burger King) is open for recycling every second and fourth Saturday of each month, from 9:00 a.m. to 2:00 p.m.
Building Link
The resident portal for Building Link is now open. Anyone with an email in our system was sent an automated welcome letter with their login password. If you were not notified, please contact Mario Deleon at the front desk so that he can provide you with your login instructions. Feel free to download the app for use with your cell phone. You can find it by searching Building Link from the app store.
Once logged in, be sure to look through your profile and update your contact information, your emergency contact if you desire, and your notification preferences, and activate your public profile if you are ok with your neighbors being able to contact you. Let us know if your vehicle information is incorrect as well.
You’ll also notice that same screen has all unit occupants listed at the top. If any information is missing from their profiles, they or staff will need to make the changes. Please let us know if you want anyone added or removed so they can have their own login.
From the Home screen, you can send repair requests that go directly to maintenance, check what deliveries you’ve received, send messages directly to me, and check the building library for any important documents – We’re currently in the process of adding all minutes and governing documents for your access.
Perhaps most important of all, is “My Front Desk Instructions” which allows you to see current instructions and make new ones. These are both permanent and temporary unit access instructions that you want to add. Simply click “Add New Instruction” choose the instruction type, e.g., “Permission to enter – Permanent,” type in the description, set an expiration date if needed, and click save. Your file will be updated, and the front desk will be notified. For example, this is how you add caregivers, housekeepers, contractors, friends, and family to your unit file. Just be sure to review it on occasion to make sure you’d still like those individuals to have access. If you don’t update your file, staff won't know about it!
This will be the procedure moving forward for all access instructions!! In the future, staff will be instructed to turn away all visitors not added to the instruction page. The Board and I will be working on standardized procedures for residents and staff for all visitors. This will streamline the process and increase security.
Elevator
We have entered the first stages of modernizing both elevators. This week, I met with your elevator consultant, interested elevator vendors, and some subcontractors. The next step is to review submitted bids and choose a contractor to award the project to. If all goes well, the project should begin in September of 2024, with both elevators being completed by March 2025.
